Since the case of PhilleoAllied Bank (Malaysia) Bhd vs Bupinder Singh Avatar Singh & anor on May the 2nd, 2002, the Federal Court, Kuala Lumpur has held that all properties under Assignment can be foreclosed by the Bank without having to apply for a Court Order.

Our main focus for the Property Auction in this current economic situation is to coordinate more Private Auction for the banks to facilitate the demand of Auction.

This would mean if there is is default in repayment of housing loan under Assignment the bank can foreclose the property by appointing licensed auctioneers off the property by way of Private Auction to claim back the outstanding housing loan payment.



For conducting a private auction on behalf of you, we will need the following documents:

• Condition of sale
• Copies of the valuation report of the property
• Copies of sale & purchase agreement
• Copy of the loan agreement cum assignment
• Reserve price of the property

Once we have received your instruction to auction, Bob Auctioneers will be sure to assist you with every aspect of your auction. We will advise you of the best possible time for your auction. We will then prepare, translate, distribute Proclamation of Sale, liaise with the bank/banks solicitors, take photograph of the property, prepare information/details of the property, advertise the Proclamation of Sale in the newspaper.

We will also assist you with setting up your auction in our own Auctioning Room, creating strategic promotions, entertain enquiries from potential bidders up to the final stage of preparing and stamping the contracts for the successful bidder.
